Home owners love home staging. It’s still considered trendy, cool & yes, even cutting edge. I could tell you countless stories of working with clients who tell all their friends, family and co-workers that they’re working with a home stager to get their home ready to sell. I could tell you even more stories about my clients who have invited everyone they know to their home after it’s been staged to show it off. Home staging = bragging rights and a great excuse to have friends & family over for a visit.
I work with a number of REALTORS® who include one of our consultations as part of their listing package. In fact, I met with two new clients this weekend who are eager to get their homes on this very exciting market. One of these clients was a referral from a past client – who also referred their REALTOR® to their friends. A double referral if you will.

This is one of Cortney's listings that Epic Empire Designs worked with; this was the dining room before our DIY consultation.

This is the dining room after the client followed our DIY home staging e-report. She did a fantastic job of de-cluttering & following the project plan. This listing sold for one of the highest resale prices in the history of this development!
Cortney Lessard is a REALTOR® with Century 21 and I’ve had the pleasure of working with him on a number of his listings. Cortney’s clients adore him and I can see why. He’s very kind, incredibly focussed and has a wicked sense of humour. He values my services & knows that it not only helps his listing sell faster, it adds to his clients’ experience working with him.

This is from the same listing. The living room & dining room were full of toys & would have been a distracting space for potential buyers to be in.

As you can see, the home owner did a great job in staging her property. After staging, the rooms showed in their best possible light. By coming up with storage solutions for the toys, they were still accessible, just stored out of sight. What a difference!
Imagine my delight when I received an email from Cortney asking if I could meet with his newest listing. His new clients were referred to him by one of his past clients who raved about Cortney and the fact that he worked with a home stager on each of his listings. They were excited by this, called Cortney and the papers were signed. See, they had tried to sell their condo the year before but with no luck. They wanted a new REALTOR® and the fact that Cortney works with a home stager was a major selling point for them.
I met with the clients on Sunday and they were so excited about our meeting. Their friend who referred Cortney and I joined the meeting so she could observe the meeting & reconnect with me. The clients enthusiastically told me about how they came to hear of Cortney and how thrilled they were that he included our meeting as part of his service to them.
I left this meeting with a spring in my step for several reasons: the meeting gone incredibly well, the clients were excited to get started on staging their home, I got to catch up with one of my past clients and last but not least, I knew that Cortney’s new listing was going to photograph & show beautifully, which will help him sell it quickly & for top dollar. (Stay tuned for complete info on this listing & open houses)
I sometimes feel like somewhat of a home staging missionary, preaching the benefits of working with a home stager but nothing illustrates it as effectively as a real life example. Home staging is a powerful marketing tool – believe the hype!

WOW, I am amazed at how much bigger the rooms look!! I can imagine how the value must go up, because it’s like a completely different home post-staging. Excellent!
It IS amazing how much bigger the rooms look, isn’t it? The home owner was so proud of her work and rightfully so; she did some serious de-cluttering. Thanks for reading, Monique!
